Dubai residents and visitors will face a significant change in parking regulations as Parkin PJSC introduces variable parking fees starting 4th April 2025. The new structure implements higher rates during peak hours across premium locations in the city.
Key Changes to Dubai’s Parking System
Parkin PJSC, Dubai’s primary operator of paid public parking facilities, confirmed the implementation through an official disclosure to the Dubai Financial Market. Mohamed Abdulla Al Ali, CEO of Parkin, stated that the company received formal communication from the Roads and Transport Authority (RTA) regarding the introduction of variable tariff pricing.

The variable pricing will apply during specific peak hours:
- Morning peak: 8am to 10am (2 hours)
- Evening peak: 4pm to 8pm (4 hours)
These peak hour charges will be implemented every day except Sundays and public holidays. During off-peak hours (10am to 4pm and 8pm to 10pm), parking fees will remain consistent with the existing structure.
New Zone Classifications
Parkin has already begun updating parking signage throughout commercial and residential areas across Dubai. The company has also notified app users about changes to zone codes, while maintaining that current tariff pricing remains unchanged.
The parking zones will transition to new designations:
- Zone A becomes AP
- Zone B becomes BP
- Zone C becomes CP
- Zone D becomes DP
Additional specialised parking codes exist for specific commercial areas including:
- Codes E, I, J, K, L: Jumeirah Lakes Towers (JLT)
- Code F: Knowledge Village, Dubai Media City, Dubai Internet City
- Code G: Burj Khalifa, Marasi Bay, Dubai Healthcare City, Dubai Hills
- Code H: Dubai Silicon Oasis
- Code X: Dubai World Trade Centre area (Dh25 per hour during events)
Premium Parking Areas: Higher Fees During Peak Hours
The most notable impact will be felt in premium parking areas. For example, a residential area in Al Barsha with code 373CP (designated as premium) will see significant rate increases during peak hours:
Peak Hours (8am-10am; 4pm-8pm):
- 1 hour: Dh6 (increased from Dh2)
- 2 hours: Dh12 (increased from Dh5)
- 3 hours: Dh18 (increased from Dh8)
- 4 hours: Dh24 (increased from Dh11)
Off-Peak Hours:
- 1 hour: Dh2
- 2 hours: Dh5
- 3 hours: Dh8
- 4 hours: Dh11
How Premium Parking Areas Are Selected
According to Al Ali, premium parking locations were determined based on three primary criteria:
- Accessibility to public transport – Areas within 500 metres of a metro station
- High occupancy during peak periods – Locations with limited parking availability
- Density and congestion – Markets and commercial activity zones
Ramadan Timings
Currently, Parkin is implementing special Ramadan timings with two periods of chargeable hours from Monday to Saturday:
- First period: 8am to 6pm
- Second period: 8pm to 12 midnight
Parking remains free between 6pm and 8pm Monday to Saturday and all day on Sundays during Ramadan only. Multi-level parking buildings operate 24/7 regardless of these changes.

The introduction of variable parking fees aims to manage congestion in high-traffic areas and encourage the use of public transportation. Dubai residents and regular commuters should consider:
- Planning journeys outside peak hours when possible
- Using public transport options, particularly in premium parking zones
- Exploring monthly or seasonal parking permits for frequent users
- Using the updated Parkin app to locate and pay for parking efficiently
