Sharjah Rents Rise in All Top Areas as Al Mamzar and Al Nabba Jump 12.5%

All 15 of Sharjah's most searched apartment and villa rental areas got dearer in 2026, Bayut data shows. The numbers by community, and what they mean if you plan to move.

Sharjah rents are rising across the board. New Bayut data, reported by Khaleej Times on 5 October, shows that all 15 of the emirate's most searched apartment rental areas, and all 15 of its top villa areas, recorded year-on-year increases in average asking rents in 2026.

Al Mamzar and Al Nabba lead rental growth

The biggest apartment rises came in Al Mamzar and Al Nabba, both up 12.5%. Yet the two sit at opposite ends of the price range: Al Mamzar averages AED 68,198 a year, while Al Nabba averages AED 26,535.

Al Mahatah was close behind with a 12.4% rise, taking its average asking rent to AED 35,948.

According to Khaleej Times, established areas such as Al Majaz, Al Nahda and Al Taawun keep drawing strong interest, while Aljada and Al Zahia point to demand for newer developments.

Sharjah villa rents: Tilal City tops searches

Families looking for more space will find villa rents climbing too. Tilal City was the most searched villa rental location, averaging AED 225,515 a year, up 13.2%. Hoshi followed at AED 159,935 and Al Rahmaniya at AED 142,983.

Some villa areas saw much sharper jumps:

  • Al Mansoura: up 30.6% to AED 114,284
  • Al Qadisiyah: up 19.1% to AED 69,521
  • Al Sabkha: up 14.5% to AED 81,423
  • Al Noaf and Al Nekhailat: both up 14.2%

The headline number is modest: Sharjah's overall rental rate stood at AED 41.4 per square foot in August 2026, just 1.8% higher than 12 months earlier. That average hides big differences by property type, bedroom count and location.
