In an unprecedented move, the Dubai Land Department (DLD) has set a deadline for real estate agents in Dubai to withdraw any fake property listings from online platforms within three working days to avoid penalties. This step, stemming from an investigation led by the Real Estate Regulatory Agency (RERA), targets listings falsely marketing properties as available for sale or rent, thereby safeguarding potential buyers and renters.
But how can one ensure a property listing in Dubai is legitimate? Arabian Business consulted Paul Kelly, Operations Director at Allsopp & Allsopp Group, for insights. Kelly emphasized the role of the Trakheesi QR code, found on property listings, in verifying the authenticity of real estate advertisements. This system, integral to managing real estate licenses and permits, embodies the drive toward greater transparency and trust in the property market. Since April 24, 2023, the inclusion of this QR code in advertisements has been mandatory, allowing for easy verification of their legitimacy and RERA approval.
To list a property, agents must first secure a Form A agreement from the seller, processed through the Dubai REST application. This form, which requires a RERA-licensed agent, acts as a direct link to the DLD, ensuring that both property and agent adhere to regulatory standards. Once Form A is obtained and the seller’s digital signature is in place, the agency can proceed with uploading advertisement content, with listings made live for interested buyers.
The introduction of this rule by the DLD underscores the authority’s commitment to regulating real estate advertising and cracking down on dishonest practices within the sector. Just last week, RERA issued fines to 30 real estate companies for failure to align with advertisement guidelines.
Benefits of this stringent regulation extend to all parties involved. Buyers are protected from fraudulent listings and scams, while enjoying peace of mind through transparent dealings with licensed agents. Sellers, on the other hand, gain by attracting genuine buyers, confident in the knowledge that their listings are both legitimate and compliant with DLD standards.
This initiative by the DLD not only aims to clean up Dubai’s real estate market from deceptive listings but also strengthens regulatory compliance, instilling greater confidence among potential property buyers and renters in Dubai.
